In March 2021, GII completed the landmark acquisition of Altaïs Towers, a fully redeveloped & refurbished commercial property located in the eastern Parisian suburb of Montreuil. The transaction marked the firm’s largest real-estate acquisition to date and its debut investment in France. In addition, it was a resounding testament to the team’s ability to pursue a complex transaction amidst the rapidly unfolding challenges presented by the COVID-19 pandemic.

Altaïs Towers

Altaïs Towers comprises two buildings, 28 storeys and 16 storeys respectively, totaling 37,500 square meters in lettable area. GII has appointed L’Etoile Properties as local property manager through its global real estate team.

With Paris being one of the world’s most attractive and liquid realty markets, GII saw a compelling investment opportunity in Altaïs Towers for a number of reasons:

Location – The property is directly accessible via metro, 7 minutes away from the Peripherique (Paris Ring Road) and less than 25 minutes away from both major Parisian airports. It is also situated in a very coveted neighbourhood in east Paris, one that suits today’s younger workforce that prefers to avoid long commutes and live close to their place of work.

Sustainable income-generating asset – The property is currently 99% leased for 12 years by a roster of prestigious and high-value tenants, including the Commercial Head Office for Air France domestic operations, various government tenants and City Hall Montreuil, the latter occupying 62 percent of the property.

Newly redeveloped structure – Altaïs Towers recently underwent a major redevelopment to the highest standards ensuring its long-term sustainability and aesthetic appeal, while also catering to the modern-day commercial office preferences of an increasingly younger workforce.
