The Amazon Fulfilment Center comprises two state of the art logistics centers in a Grade A logistics park in Dortmund, Germany. The Center is leased to the world’s third largest retailer and global e-commerce leader, Amazon, serving as one of the retail giant’s European hubs servicing over 29 centers across Europe. This acquisition was GII’s first €100-million-plus transaction in Europe and marked the firm’s third largest real estate acquisition to date.
The centre proved an especially attractive investment opportunity for GII for a number of reasons:
Connectivity – The Center offers superior connectivity – with Dortmund Harbor located 2 kilometers away, an Air Cargo Terminal only 10 kilometres away and speedy access to the German and Trans-European transport network – positioning it as one of the best locations in Europe for an e-commerce fulfillment asset.
Geographical Positioning – Dortmund’s location in the heart of Europe and the most dense part of western Germany offers unparalleled access to 220 million consumers within 600 miles. In addition, the scarcity of land available for a similar development meant that a Center of this size and location would prove difficult to replicate for Amazon’s competitors, making this property an important catalyst in Amazon’s growth.
Technology Capabilities – The property was purpose built for Amazon as a highly automated logistics facility equipped with state-of-the-art robotics technology.
GII’s initial strategy was to hold this credit cash-flow generating asset over the long term. However, the emergence of a robust investment climate – as overseas investors began seeking credit yields in the Eurozone, competing directly with European institutions and private investors for the limited number of prime opportunities in Germany – enabled GII to achieve an early exit within two years. Our investors secured total returns of more than 30 percent, well above expectations. This marked one of the top real estate IRR achieved for GII’s investors.
